Coast Equity Partners is actively acquiring income producing commercial real estate with a focus on the following categories: Apartments, Manufactured Housing Parks, Medical-Office, Commercial-Office and Retail. Coast Equity Partners avoids any asset with a concentration greater than 30% with any single tenant.

Coast Equity Partners is targeting investments in the five million to twenty-five million dollar valuation. Our principal holdings will continue to be focused in the Puget Sound area, specifically in the Seattle core market where there remains stability in employment and high barriers to entry. We purchase assets, equity interests and debt. We focus on multi-tenant existing properties with little development requirement. Our strength resides in our ability to turn a property challenged by occupancy, tenant mix or operating issues, into a stabilized high performing asset.

Coast Equity Partners has identified and will continue to evaluate our target portfolio by consistently reading the trends affecting our marketplace. Specifically, we are concerned with long-term demographic changing with aging baby-boomers, migration, and urban vs. suburban lifestyles. We are monitoring world issues that will affect us locally, along with changes in regulations for both taxation and land use.

Further, we consistently evaluate the financial markets to stay abreast of access to capital, inflationary pressure, and returns from comparable investments. Our view extends to changes in technology that will affect how and where we live and how our properties must operate to remain competitive. We look both locally and nationally to forecast employment trends and construction of competitive real estate.
